Julington Creek

Julington Creek is where Mandarin ends. The creek itself is the boundary between Duval and St. Johns counties, and the houses on the Duval side of it — the 32223 side — are the southern edge of this lane.

The creek is tidal. That is the fact that shapes appliance work here, and it is different from the coastal problem twenty miles east. There is no salt spray off the surf, but there is standing humidity off the water almost every day of the warm season, and any appliance that lives outdoors or in an unconditioned space is dealing with it constantly.

Outdoor kitchens and screened lanais

Creekside properties here often have an outdoor cooking area, a covered dock, or a screened lanai with an appliance in it. Those appliances age on a different timetable from anything inside the house.

What we see:

• Ignition electrodes that have corroded at the ceramic, so a grill or outdoor burner sparks weakly or not at all after a humid summer.
• Stainless panels showing surface tea-staining, which is cosmetic but is often the first thing an owner notices.
• Undercounter refrigeration in a lanai working far harder than the same unit would indoors, because ambient temperature and humidity both sit above what the cabinet was rated for. That shows up as a condenser running almost continuously and a compartment that drifts up on the hottest afternoons.
• Fasteners and hinges stiffening, then seizing, on doors that get opened less often than an indoor door.

An outdoor installation that is shaded, ventilated at the base and rinsed occasionally lasts materially longer than one boxed into a masonry surround with no airflow behind it. We will say which one you have.

Two ice makers, two duty cycles

A great many houses here have two ice makers, one in the kitchen and one outside or in a bar area, and the outdoor one almost always fails first. It is not a worse machine. It is working against a higher ambient temperature, its condenser is frequently boxed into a masonry surround with very little airflow behind it, and it runs more often because the space around it is warm.

Making ice is a temperature process before it is a plumbing one. The mould has to reach a low enough temperature for the harvest cycle to begin, and then be warmed briefly so the ice releases and the ejector can sweep it into the bin. An appliance that cannot get the mould cold enough produces small cubes, stretched cycles and a bin that never fills — and every one of those symptoms also belongs to a failing fill valve. That is the reason we measure the compartment before we condemn a valve or a module.

Outdoor units add two things to the check list: the ventilation gap at the base, which is decided at installation and rarely revisited afterwards, and the state of the condenser, which in a screened space collects far more debris than an indoor one does. Both of those are correctable. A module fitted to an airflow problem is not.

The houses

Construction along this end of the lane runs from the late 1980s through the 2000s, so the kitchens are newer than Beauclerc’s and often did anticipate a larger range. Cabinet openings are less frequently the problem here than at the north end.

What replaces it is age of appliance. A kitchen fitted out in the late 1990s or early 2000s now has appliances two decades old, which is the point where control boards, blower motors, valve stems and door gaskets all start arriving in the same year. We would rather sequence that work with you than fix one thing at a time and keep coming back.

Drive and access

This is the far end of the lane from the San Jose corridor, so allow a little longer. Waterfront lots often have the kitchen at the back of the house with the best access from the water side, and a heavy appliance sometimes has to come in through a route that is not the front door.
